When you outgrow a house or it doesn’t work for you anymore. - What do you do?
Well, you could go two routes – one is to throw the towel and look for another house or you can renovate/ extent the old one. Just like on Love It or List It which I quite like watching. I am usually not a great fan of renovation shows, but this one is at least shows some of the realities of renovation. But this is still TV.
In real life we can offer something that is BETTER than shown on TV. Part of the issue with renovations is that most times there is not enough planning and investigation done beforehand. Decisions are made with incomplete or assumed facts and this leads inevitably to disaster. When doing renovations and when with buying houses.What is the key – planning and risk minimization.
Feasibility Study of Your House - to Make an Informed Decision
So the decision “to love it or list it” starts with a feasibility study of the old house. What is possible, what will it will cost, what are the risks, even doing investigative explorations for possible problems down the line, what is the process. There are a lot of memories in your old house, your friends, neighbours and social networks are usually close by and your kids’ school is nearby. Doesn’t that house deserve a fair shot to see what is possible?
With our Roadmap to Your Renovation we look at your lifestyle, the house, your wish list, your tolerance level, your renovation knowledge and comfort level, the design possibility, costs, financing, contractor concerns and many more planning issues.

If your home deserves a makeover
The feasibility study is a factual and unemotional tool for you to make an informed decision. And unlike in Love it or List It you do not have to do the renovations to make the decision. A feasibility study is a lot less expensive than a major renovation and, if a renovation is a go, it can mitigate a lot of risks during the construction phase.
Let’s say you would like to do a second storey addition.
Here is the planning process you need to do:
1) Determine what your needs versus wants are.
They are usually different from each other. Your needs are determined from your life style or a change in life style. Let’s say you would like to have another bedroom, but your kids are flying the nest soon. Do you really need the bedroom or could you use the extra space for something else? Maybe you don’t need to extend, only to rearrange.
2) Determine the possibilities and options.

iv. Disruptions
v. Obligations
vi. Risks/Risk Mitigation
b. Decide on a preferred option.
3) Investigate the construction feasibility for your preferred design. Only then start the detailed design.
4) Design the option

How to Avoid "Handyman Horror Stories"
“You need only two tools in life: WD-40 and Duct Tape. If it doesn’t move and should, use WD-40. If it moves and shouldn’t, use Duct Tape.”~ Unknown
Whether they’ve watched an episode of Holmes on Homes or not, it’s safe to say EVERYONE has seen, heard or experienced a “handyman horror story” at least once in their life.
And on some level, the whole self-image of the handyman is funny. After all, whether they adhere to “the-duct-tape-and-WD-40” school of home repair or are of the “A-type-military-grade-equipment-and-preparation” variety, they all seem to have a kind of “can-do attitude” which borders on the mythical.
But there’s a real problem with having an “I can fix anything…” attitude, especially if that statement is finished with the words “…Duct Tape and WD-40.” But it’s just as bad if it’s completed with the phrase “…just look at my awesome toolkit.”
Unfortunately, “experience” doesn’t count for much these days, either. If someone has been doing cut-rate, patch-up repair and/or contracting work all their life, it doesn’t help—it makes matters worse! It’s like a musician who’s been playing out of key for twenty years. Their twenty years’ experience doesn’t mean they qualify to play in London’s Philharmonic Orchestra, it means they’re tone-deaf!
We all know people like that, have meet people like that, or have been on the receiving end of their work. Some of them honestly mean well. Many of them just don’t care. It’s not that they don’t care at all necessarily…it’s that they don’t care enough.
People who think they are god’s gift to renovations but have not made the effort to really observe what it means to do “a job well done,” simply don’t know what it takes. They just don’t know how to “make it right,” as Mike Holmes would say.
Following codes and guidelines with precision and attention to detail is one thing, but then there’s also a “feel” that comes into play. Like anything creative, one must put one’s heart into it—to really want to do the best job one’s capable of. It takes focused attention on oneself, the project, and of course, the client.
Anyone can follow a recipe, but it takes someone who loves cooking to make the ingredients and directions on the page spring to life in a way that’s almost magical. And we can ALL relate to that: mom’s home-cooking, grandma’s baking, our own signature dish. You know: the one you make when you want to really treat friends, family, or a romantic partner. The one you know how to do the best. Or if it is a completely new recipe, you make sure your approach it the same way: you, at your very best.
What you want in “handyman” is someone who approaches anything and everything they do with that same spirit…that sense of care and dedication; not just someone who thinks they can do anything and everything, in any old way. The slacker’s attitude “it’s good enough” is a slippery slope.
What’s true for the handyman goes DOUBLE for a designer and contractor.
Do you want someone who looks at your requirements and says—without so much as a pause to consider the job—“oh, I can do that no problem!” Then proceeds to deliver you a ridiculously low quote, knowing full well their “can do” attitude hides a “what I know I can get away with” approach?
Or would you prefer someone who takes their time to really understand you, get to know your needs, desires, tastes, preferences, timelines, and budget, then come up with a realistic estimate—including those sub-contractors they need to bring in on the job who REALLY KNOW how to deliver what you’re looking for?
In short, would you prefer to work with a team who LOVES doing amazing work? Or do you want someone who likes making money at the project’s expense?...Your expense? Which do you think will make you feel special? Whose work will give you a real feeling of satisfaction?
Remember: at the end of the day, you’re the one who has to live with it.
So picking a contractor must be something you put your love and commitment into. You’ve got to feel it. It’s a relationship, a bond of trust and an expensive commitment. You wouldn’t get into bed with some sweet-talking “hottie” who tells you EXACTLY what you want to hear! So don’t fall for the gimmicks and rationalizations that “sounds really good” in the head. Don’t fall for the nonchalant charmer (“hey, relax, it’s no problem”), or for the pushy expert (“trust me, just look at the tools I’m packing”).
Go with your gut instead. Go with the one who shows heart. Your life is a labour of love, and anyone entering it in a capacity where they have the ability to affect you and yours in any meaningful way should approach you and your life with the same level of commitment as you do.
The choice is yours: Your renovation / building project can be a story filled with joy to share at your first dinner party in your newly renovated home; or, it can be another in a long list of handyman horror stories.

Welcome to the Newly Renovated Natural Health Centre
We were privileged to work with Ms Janet McKenzie, ND on her new offices for her Summit Natural Health Centre at 5133 Dundas Street West.
The original use for the space was a sales office for the adjacent condo building, hence we were lucky in being able to reuse a lot of the services (HVAC, Fire/Safety, and Lighting) with minor alterations.
As our mandate is to be green, we also reused as much of the existing finishes (doors, carpet (good quality, almost new), and bathroom fixtures) as we could to lessen the amount of materials that went into the landfill.
Our scope of work included adding several consulting rooms and adding a second bathroom. We had some surprises during the renovations, no renovation is without, but we resolved them in some innovative ways. More of that in a later post.
We were able to help create a warm homey environment for the Health Centre, very much on the lines Ms McKenzie envisaged. Something we feel is very important in a health and wellness environment. A calming and relaxing atmosphere will help ease minds, make clients comfortable and facilitate the journey to wellness.

- 1. There’s no substitute for nature. No art, paint, furniture, appliances wallpaper, tile, window dressing, carpet, or anything else you can think of can replace the universal appeal of nature. Not only that, none of your efforts to change the look and feel of the space will improve the air quality or vitality of the atmosphere. It will only ever be a “special effect;” a substitution for the real thing. pPodLite is the real deal. It is a cause of positive effects: in you and everyone else.
- 2. Remodeling is just a temporary “fix”. Magazines and interior design gurus will tell you what fabrics, furniture, flooring, lighting and accessories are “hot” right now, but a few seasons from now tastes will change. Of course not, because they won’t admit to the facts: plants simply cannot survive long-term in any so-called “living wall” which ignores the fundamental laws of nature? The most fundamental of those? The law of the ecosystem; the law behind PeapodLife.

As CES 2013 kicks into high gear in Las Vegas, it’s clear that our homes are about to become much more interactive, in the digital sense of the word.
Gone are the days of getting up out of your La-Z-Boy to check the thermostat, turn lights on or off, check door locks and much more. You don’t even need to be physically in your home anymore. Interacting with your home is becoming more a matter of remote touch or voice-enabled app via tablet or smartphone.
Lowe’s Iris automation platform works with Zigbee and Z-Wave technologies and sells as a service in the U.S. for $9.99 a month. It offers remote security and home management features, including the ability to monitor cameras, windows and door locks, adjust thermostat, operate compatible devices in real time.
For those within earshot of their house, the Ivee Sleek offers impressive voice-activation capabilities and is compatible with a variety of other devices to give your home that “2001: A Space Odyssey” or “Star Trek” feel. One device which it can control is Nest’s “learning thermostat.”

The Almond+ router by Securifi offers a 2.8-inch touchscreen with Smart Hub integration with Zigbee and Z-Wave technologies. It appears to offer many of the same features as Lowe’s Iris, but without a monthly fee. Still, currently a project on Kickstarter, it may be some time before you can have one in your home.

It looks like the age of the Jetsons may finally be approaching (don’t hold your breath on the flying car, though). Do these gadgets really make a home come alive, though?
In the same way that Las Vegas itself is filled with bells and whistles, but cannot hold a candle to the vitality and vibrancy of a rainforest, home automation technology is no substitute for living organisms.

Building an Addition – Treat Yourself to a True Professional
Five Things that make a Contractor not Naughty but Nice
Building an addition is no joke. Whether it’s a single-dwelling home, multi-story apartment building, small office, business, or any building at all—no matter where or what it’s being used for—needs the keen eye, sound advice, and proven track record of a professional contractor.
Five things a True Professional Contractor Offers:
- 1. Experience.
- 2. References.
- 3. Consultation.
- 4. Execution.
- 5. Integrity.
1. Experience. The contractor should have worked on comparable new builds, additions or major renovations, and be able to explain why their experience is relevant (be weary if all you can get out of a contractor are unsubstantiated claims like “oh sure, we can do that,” and “no problem”).
2. References. The contractor should willingly offer you names and numbers of past clients. Use them. Remember that industry accreditations don’t mean too much these days: contractors pay to get them.
3. Consultation. The right contractor will have a roster of designers, architects, engineers and other professionals on-hand or standing by to look at your project, offer important guidance, advice and related expertise.
4. Execution. The best contractors will give you a realistic estimate and project plan — including contingency plans and built-in cushions for inevitable cost-overruns — and have licensed and accredited tradespeople on-site and performing key tasks. They also visit the site regularly.
5. Integrity. It’s no cliché: the best contractors are nice, not naughty. Integrity makes the difference between an enjoyable and exciting building experience and a potential nightmare. It’s the quality which gives the other four items in this list real teeth.
Stuff happens during renovations of homes: all sorts of problems are discovered behind walls, under floorboards, in the attic, etc. Any contractor who fails to acknowledge these possibilities or does not account for them in their estimate are misquoting on your project. It’s a red flag, plain and simple.
Integrity is so key, because a half-baked contractor, will likely cut corners, fudge inspections, use “cheap” (read: unqualified) labour, and dozens of other tricks and tactics to maximize their profits while appearing to come in “on time and on budget.”
More likely, they will spring unforeseen challenges, problems, regulations, etc. on you, holding you over a barrel with a half-finished project, and start bleeding you dry with unforeseen and unplanned for extra expenses, at the end of the day delivering a sub-par result. But at what price?
Today in Paloma, Italy, four people paid the ultimate price—with their lives.

If this is not reason enough to think twice before cutting corners on your next building project (starting by choosing the smooth-talking contractor with the “too good to be true” quote), maybe Wikipedia’s partial “List of structural failures and collapses” might help.
Don’t let history repeat itself on your next building project. Give yourself the gift of peace of mind. Get a professional contractor to do the work right the first time.

Some of the Challenges with Providing a Second Bathroom in a Commercial Space
On our last project constructing a second bathroom in a commercial building was an interesting challenge
Most space renovations in large commercial building are generally straight forward as long as you don't mess with the structure. Then it becomes complicated. On our last project constructing a second bathroom was an interesting challenge.
Due to the slab configuration and the element within we could not core the slab for the toilet drain. Luckily we had a "spare hole" (previous drilling) in the vicinity, but, of course not in line for any of the bathroom fixtures. The amount of hoops we had to jump through to get the plumbing to code was phenomenal. But we persevered and we made it work.
On a general note the main issues in commercial spaces are the services, HVAC, electrical, fire/smoke alarms, sprinklers and plumbing are the main ones, because many are centrally controlled and can have system-wide implications. Even installing localized fans can be a problem, because you may have to puncture the outside envelope.
Even though these issues are often difficult, at Wo-Built we look for solutions, however out-side the box thinking we have to do.

We are now offering construction management services for home owners that save money during the construction process.links:
We are managing contractors, which means we mark up all of our consultants' and sub-contractors' work by 15%.
We can, however, offer the same management services for less (10% + agreed scale for change notices) if we act as construction managers only. On a $200,000 project the difference is approximately $10,000 (cost of a typical bathroom renovation).
The difference is that we do not hire the trades directly, you, our client, does. You act as the General Contractor yourself.
This does not mean more work for you or less protection, we still manage the process, get you all the necessary documentations from the trades, such as insurance, warranties, commitments and negotiate the contract terms for you, but we would not handle the money. You would pay the trades directly on our recommendation as per work done.
We still make sure you have a quality and safe build, no different than we do if we are the general contractor.
One of the other advantages for you, the client, is that you are more involved on who works on your project.
We get several quotes from the sub-trades, evaluate them, bring them all to the same level so that we compare apples to apples so to speak, and make recommendations to you. Then the choice of hire is yours. However, we retain the right to be able to fire them or adjust their pay if they don't perform.
During the warranty periods we will act as your representative (for a fee) to ensure that any repairs are properly executed by the party responsible.
In short, we are still your advocates and quality control, but more cost effective for you.
