Your Home Renovation Begins TODAY

So the leaves are falling, the mercury is dropping, and the last thing on your mind is that major home renovation, addition, extension, demolition, or new build. Time to rethink your timing.
Don’t wait until Spring to start planning your new build or kitchen; home addition or extension.

Fall is the best time to start looking at a major building or home improvement project. As with most things in life, it’s best not to procrastinate. And getting a jump on everyone else in terms of planning has many advantages.
  • 1. Planning and design. You do not want to rush the planning and design phase of your building project, especially an addition, luxury kitchen upgrade, etc. Taking your time to design what’s going to work best for your house and budget pays of big time.
  • 2. Choose your contractor and sub-trades. Get them while they’re not as busy as thy will be in the Spring. Best to negotiate when their schedules are fairly light (as is their cash flow). The old “supply and demand” adage applies here.
  • 3. Budgeting and financing. By getting a jump on your home or small business renovation project, you have an opportunity to adjust your budget and/or apply or additional financing should you find your original estimates were off.
  • 4. Treat your partner / family with a huge Christmas present. By arranging next season’s home improvement project now, you can surprise your companion and/or family at Christmas with a truly unique gift that literally keeps giving for years to come.
  • 5. An investment for this year. Although you should check with your financial advisor and/or accountant, it’s quite possible you can write off a portion of your renovation (especially if it’s for an office, small business, or your run a home-based business).

As always, you want to work with a design and build contractor who works together with you as your advocate: a company who wants more than to get another project; rather, a satisfied customer. Wo-Built is just such a design & build contracting firm.

Five Things to Remember when Making Your Old Bungalow New Again

It is not always easy to make the move from an old bungalow to a new house, especially given sky-rocketing prices in the GTA’s real-estate market. The answer: renovate instead of moving.

Here are five tips to make sure your new bungalow renovation is the house of your dreams.

Let’s face it: there’s very little chance you’re going to move out of an old bungalow somewhere in Toronto into a stunning example of new architecture somewhere else in the city. Even with ultra-low interest rates, the economics are just not there given the GTA’s red-hot real estate market.

But why put yourself into all kinds of debt when you can increase the value of your house? Whether you want to update a builder’s bungalow or build a ranch bungalow addition, a major renovation can really raise property values by combining old and new architecture. Here are five tips to keep in mind before embarking on the project.
  • 1. Make sure it’s just a "renovation." Even if you’re effectively building a new house where the old bungalow once stood, you want to be sure structurally-sound elements from the old architecture are preserved and incorporated into the new design. This way your project will technically be a renovation and not a “new build.” Your contractor should know this.
  • 2. Be prepared for the unexpected. Old houses harbour many secrets. It’s not until walls and floor coverings are opened up that years of sub-standard handyman repairs might be revealed. Removing and/or correcting these can often add extra time and cost to your project. An experienced design and build contractor should be prepared for this and suggest a suitable contingency fund be included in the budget.
  • 3. You get what you pay for. Beware low-ball quotes that sound too good to be true, or contractors who claim they can do high-end design and build quality for bargain-basement prices. Once your old bungalow has been ripped apart, you will be in no position to renegotiate terms with your contractor, and what seemed cheap at the outset can balloon "unexpectedly." Remember: you are ultimately trying to increase the value of a house and raise property value…what you don’t want is a barn renovation (unless you live on the outskirts of the GTA, in which case a barn renovation might be just the thing to increase your property value).
  • 4. Don’t try this alone. No matter how handy you may think you are, a major renovation is almost certainly beyond anything you’ve ever tackled before. From the permit process with the city to demolition logistics and a myriad other considerations that probably wouldn’t even cross your mind, bungalow additions or rebuilds are not to be trifled with. Call a professional. You will be glad you did.
  • 5. Have confidence in your design & build contractor. It’s no use getting involved with someone you don’t "feel right" about. Remember, you will be working with this person for weeks; and, you will be living with the results of your relationship with them for years! Talk to a qualified, experienced design & build contractor who specializes in combining old and new architecture. Ask for references and follow-up with them. A trustworthy professional will always be willing to have their past work and working relationships with former clients scrutinized.
The bottom line is simple: there’s no reason you can’t update your existing bungalow (or backsplit, sidesplit, etc.) by combing old architecture with new designs to create the home of your dreams and a renovation that raises the value of your property.

Indoor Landscapes: Companies See the Light of a whole New Level of "wow, cool!"

Companies are beginning to embrace the notion of indoor landscapes with more enthusiasm, and it’s no wonder why. The business case is compelling; the players impressive; the wow-factor seductive.

eFig, a U.K.-based non-profit trade association of interior landscapers, have collected a number of reasons why organizations of all sizes and types should invest in professionally installed and maintained plants. Their list of benefits cites various researchers and studies that back up each claim.

The benefits of indoor landscapes to business begin with making a positive impression in reception and sales areas, to reduction in stress, sickness and absenteeism in employees, and an increase in overall productivity. But business leaders should be weary of that word: maintained.

There is something else at work in the mad rush to green interior spaces. It has something to do with what you might call the “wow, cool!” factor; not to mention landscape designers’ determination to “turf” existing notions of what’s “doable” indoors. Consider the following installations.

If all the media hype around “uncertain economic times” is making you shop around for the lowest possible estimate on your building, addition, or major renovation project, you may want to think again.

Any financial planner will tell you one of the safest places to put your cash is in your home. With low interest rates and red-hot prices in Toronto, adding value to your home is a smart financial strategy.

Be advised: buyer beware. “You get what you pay for” is doubly true when it comes to building projects. Ask yourself (or better yet, ask your contractor): how can they promise so much for so little? What does a low price tag say about the quality of materials and labour used? A quality builder delivers real value. Quality is also the original eco-knowhow. Longevity and efficiency mean you save money over time and increase resale value. Adding the latest green technologies will add even more value over time.

Then there’s the question of design. We’re not talking fly-by-night fashion trends, here. You may have to live with your design decisions for years to come. You want a designer who understands this. The truth is good design saves money. Standard cookie-cutter layouts waste square footage. Smart design makes better use of space, and well-designed spaces work as good as they look.

Last but not least, there’s the whole process. A building project (especially an addition) can present challenges you may not have anticipated. Beware estimates that promise low costs with no contingency plans. You may be signing yourself up for more than you bargained for (and less of what you deserve).

What to Do When You Outgrow Your House? Move or Be Moved?

What to do when your family, tastes, and or other needs outgrow your current home: buy a new home, build a new home, or remodel your home. Explore different options to create your family dream home.
Many people believe there is only one way to "trade up" in the world of real-estate: to move. Fair enough: there’s an entire industry — and a very vocal one at that — focused on gearing us to think in terms of selling our home, finding a new home, getting a new mortgage, moving, etc. The fact that there are middle-men (i.e. from real estate agents to mortgage brokers) at every stage of this process all "taking their cut" is a little factoid of information rarely mentioned. Still, it’s an understandable approach to the dilemma of what to do when your family, tastes, and or other needs outgrow your current home. And certainly, one need only look around the Greater Toronto Area to see the real estate sales cycle in full swing.

Another popular route is to build a new home from scratch. In the contemporary scenario, this usually means a move to the suburbs (or "suburban hell" as I like to call it), where "reasonably-priced" lots are still available. Of course, from a GTA perspective, this means going to areas west of the city like Mississauga, Oakville, and Milton. Or, perhaps north to Brampton, Vaughan, Markham, or Newmarket. Possibly east to Scarborough, Oshawa, Peterborough. If you’ve ever wondered why all the houses in any particular subdivision in any of these cities all look the same (including older areas in Toronto, from downtown to Etobicoke to North York), it’s likely because all the designs came from one builder’s binder of cookie-cutter plans. If you ask me, cookies belong in lunch boxes, not neighborhoods. Besides, visit any decent bakery (i.e. in the city) and you’ll see how appealing a spread can be when there’s a good mix of decorative cookies on offer — a selection that’s a bit more creative than "chocolate chip, oatmeal raisin or peanut butter."

So what about the least well-known yet possibly most economical route? That is, of course, to build a dream home on the lot that’s available already underneath your existing home. The advantages are numerous. For starters, you don’t have to move to a different location. If you like your neighborhood, neighbors, location, etc. why pick up and transplant your family to a completely new one? Many people living in Toronto near the lake — East York and the Beaches, for example — want to stay in the area, what with the proximity of the Danforth, subway, etc. — and only need to upgrade their older house. Secondly, you already own the lot beneath your home (at least partially, if you still have some mortgage left to pay on it). At the very least, you will be able to leverage its current market value without having to go through the hassle of selling and the expense of paying an agent.

Presumably, you picked the property you live in for a number of good reasons. If some of your needs have changed over time, a simple addition might be just the thing. Of course, if your home choice was limited by your economic status at the time, perhaps you could consider something a little more involved than a simple addition: a complete re-design. It is a little-known fact that you can tear-down the vast majority of an existing home and build something almost completely from scratch in its place (maintain a few basic elements) and have it qualify as a renovation. This has significant benefits over building a house entirely from scratch. Plus, as already mentioned, your new dream home is built in the neighborhood you know and love. This option is especially attractive to anyone living in an older bungalow in East York, The Beaches, along the Danforth, Etobicoke, even Oakville. Lakeside properties that have houses which were designed to be "cottage-like" are now prime candidates to be transformed into lakeside dream homes — close enough to downtown Toronto, preserving the cottage feel, but with all the benefits of a brand new home.

The point is this: in today’s real estate market, you may be able to sell high, but that means you also have to buy high. Alternatively, you have to go where you can buy cheaper and be stuck in suburban hell in a home that looks like everyone else’s, while adding some extra time into your morning commute. Or, you can take advantage of low interest rates and rising property values to make an investment into your lifestyle and the property value of your existing home. We’re not talking about a "lipstick and rouge" job, either. With some professional design consultation and creative use of space, you might be amazed at the value a "complete renovation" can add to your quality of life — house and home.

In other words, why just move when you can be moved?

In April we posted Can Renovation Give You Good ROI? Ask Kijiji in which we stated that your commercial space is part of your company's image and a coherent branding will help persuade your customers to hire you or buy from you.

In the news on Friday June 18th the Globe and Mail published a story about the Eaton Centre getting a $120-million makeover. The reason for this renovation project: "to make the building bright, clean and inviting" to meet the "shoppers’ increasing expectations" and to compete in "a changing retail landscape", in other words to improve the Eaton Centre’s appeal and branding.

Analyzing the article it seems that the owners Cadillac Fairview have not only included art (artistic light fixtures by UnitedVisual Artists, new ambient lighting and interesting tiling patterns) but have also included a very important element: being more energy and green conscious. As part of the makeover the Centre will include "environmentally friendly dining areas equipped to reduce waste" and to produce "savings in electricity and water".

Talking in general terms, being environmentally conscious and green is important to many potential customers in all areas of business. Any new branding projects and renovations will have to include green elements and have to be genuine about them. For us we will always consider reuse, reduce and recycle as a starting point.

We can only hypothesize; according to the article the Eaton Centre is making a substantial investment, the biggest since its opening 33 years ago, but their ROI calculations must have been favourable.

An interesting sidebar comment in the article underscores the importance of renovation for your business. "Nino D’Arena salon manager …said she noticed an increase in business after her salon was recently renovated".

So, can renovation give you good ROI? The article seems to affirm the statement and we encourage all business owners to consider renovations to update their branding efforts.

As our company is expanding, so will our offices. On May 15th we will be moving into our new office space located at 1287 St. Clair Ave W., in the heart of Corso Italia. Over the next few weeks we will be in a flurry of activity with the designing, painting and the setting up of our new office space. (What Wo-built does best!)

Last week members of the Wo-built team received a tour of our new office and the surrounding neighborhood. We also took the opportunity to visit a few of the neighboring businesses for lunch and coffee and to speak with some of the residents in the community, please see the pictures above. We were delighted with all the diversity that we found in our new neighborhood.

Our entire staff is quite excited and looking forward to settling into our new digs and exploring our new community more thoroughly!

We are looking at this document very carefully to see if we can be part of the building of new and the renewal of the existing housing stock. These are large scale projects that would allow us to train women in the building trades and at the same time help the community.

About HOT Action Plan
A new Toronto Housing Charter is a key component of the Housing Opportunities Toronto HOT Action Plan 2010-2020, adopted by City Council August 5, 2009.
The Toronto Housing Charter - Opportunity for All is the first of its kind in Canada. The Charter is designed to guide Council and staff in their efforts to assist those who often face challenges finding affordable housing, from newcomers and single parents to seniors and those with disabilities.
HOT contains 67 recommended actions to be undertaken by the City of Toronto and the federal and provincial governments. It calls for new investment of $484 million annually for the next 10 years to help 257,700 households struggling with high housing costs or inadequate accommodation.
HOT will serve as a roadmap to guide federal and provincial investments, as well as public and private sector activity.

Toronto's Lakeshore Community: A Neighbourhood in Transition

The Lakeshore Village BIA was recently expanded and now runs along Lakeshore Blvd. from Twelfth Street to the west and Dwight Avenue to the east. This area was formerly known as the New Toronto Businessmen's Association, which was incorporated in 1948. In 1982 the BIA changed its name to the Lakeshore Village Business Improvement Area, and they implemented a streetscape improvement plan that included the installation of decorative lamp posts, planters and over 100 trees. This infrastructure is in place today and has been paid for and maintained by the local merchants.
There are over one hundred and fifty businesses in the Lakeshore Village Business Improvement Area with an excellent assortment of businesses, restaurants, shops and services that cater to the local community.

When Wo-Built was looking to expand, we had the entire city of Toronto at our disposal. So with this vast area to choose from coupled with the fact that our business is not local but GTA-based, how did we come to settle on the Lakeshore area? Aside from the fact that the price was right, the Lakeshore area, a very quaint corner of the city seemed to be a bit of an enigma. Although it had a long-standing reputation for not being one of the better communities in Toronto, it seemed that the neighbourhood lived side by side with majestic homes, seedy apartment complexes and neat family homes. It lacked the big-box stores, the trendy coffee houses or the fast-food franchises that most other neighbourhoods seemed to be built around. Instead it boasted the serenity of a lakeshore, quaint little shops and family eateries - everything Wo-Built needed to have a successful base. It was TTC accessible and had a number of necessary amenities such as banks and variety stores for basic every-day needs within close proximity.

Having been here awhile, it appears that this community is in a tremendous transition and with transition comes opportunity. Where some storefronts seem to be sporting an "Out of Business" sign, there can be seen a smattering of new businesses. Ethnic eateries, entertainment spots and a few dry-goods shops are inching their way into the area to complement the already long-established businesses. And with an ever-changing demographic there appears to be much room for growth.

As a young company we have come to appreciate the many benefits the Lakeshore area has presented. Our vision is that many more businesses take advantage of the tremendous benefits that the Lakeshore has to offer. We can visualize a fully-revitalized area with little boutiques of all sorts, local entertainment spots and eateries without losing its unique flavor. And as our company grows we can give back to the community by providing local employment through our social mission of training and mentoring of women as well as helping other starting businesses with their ventures.

As a new member of this community we were excited about getting to know our neighbouring residents through local events such as the Mimico's Party in the Park. The Lakeshore area is going through a great deal of revitalization, and Wo-Built Inc. hopes to be a part of this revitalization in a big way.

Correcting the Gender Imbalance

As an operations manager and client of several manufacturers in the GTA and Hamilton area I had the opportunity to observe changes in the gender imbalance in the technical sales field.

In the process of preparing a bid for heating upgrades for a high-rise residential building in Oakville, Ont., I met with five suppliers whom we had not dealt with before. The sales staff were quite efficient in informing me of my options and demonstrated the heating components they carried.

When I started my search for the product upgrades, I dealt with only one woman out of five representatives from all the companies contacted. As I kept working with the five vendors for the quotations, it came to my attention that a male sales representative was replaced by a female. It struck me somewhat surprisingly, in a positive way, that in other projects as well and with other vendors that women were replacing the male selling staff.

It really shouldn’t have been so surprising because in actuality the gender of the staff made no difference because the assistance I needed can be equally provided for by both men and women. They are both capable of finding and relaying the correct technical information, pinpointing the pros and cons of the deal and they both would guarantee reliable service and quality of their products. But I love the idea of more women in technical sales for manufacturing because there are more people like me - female customers doing technical work and the number of women in the industry is increasing. It just makes sense that they should also work in the supply chain too.
