Top Five Design Ideas for Kitchens

Over the years we have asked ourselves what made some of the kitchen spaces more successful than others. Hence, we have come up with our list of top best design ideas for kitchens:
  • 1. The kitchen is the heart of the house;

  • 4. Explore natural textures and materials;
  • 5. Bring nature into the space.

1. The kitchen is the heart of the house

The kitchen is the heart of the house; it becomes the center for living and entertaining, a social hub for the family and guests. So we found that by providing a semi or complete open concept between the kitchen and the living area enables a much better interaction and communication.Open concept also gives the illusion of more space and often facilitates having more light in the space, because more windows can contribute to the light level. Neutral light not bold trendy colours also help by having better light reflection, making the space look brighter. Which leads to the second top idea:

2. Make the kitchen bright and light: highlight surfaces and provide focal points

The kitchen designs were most successful if a lot of daylight could be provided and make the kitchen bright and light. This had to be enhanced by energy efficient task lighting and general lighting which highlight surfaces and provide focal points.

3. Make the kitchen a multi-functional social space for the family and guests

Technology such WiFi, homework nook, extra electrical outlets for computers, a place for a TV also contribute in making the kitchen a multi-functional social space.

4. Explore natural textures and materials: environmentally friendly sustainable kitchen

As our emphasis is always about green building and sustainability some of the ideas revolved around the choice of materials. In open concept spaces it is nicer to have the same floor treatment in the living area and the kitchen. Good choices are Bamboo and Cork (good because they grow fast, but have large transportation impacts). Natural materials for countertops are preferable. Unfortunately granite and marble have a large footprint as they have to be transported over large distances, but soapstone and concrete counters are alternatives.

5. Bring nature into the space and provide a stunning effect to your kitchen

Your Home Renovation Begins TODAY

So the leaves are falling, the mercury is dropping, and the last thing on your mind is that major home renovation, addition, extension, demolition, or new build. Time to rethink your timing.
Don’t wait until Spring to start planning your new build or kitchen; home addition or extension.

Fall is the best time to start looking at a major building or home improvement project. As with most things in life, it’s best not to procrastinate. And getting a jump on everyone else in terms of planning has many advantages.
  • 1. Planning and design. You do not want to rush the planning and design phase of your building project, especially an addition, luxury kitchen upgrade, etc. Taking your time to design what’s going to work best for your house and budget pays of big time.
  • 2. Choose your contractor and sub-trades. Get them while they’re not as busy as thy will be in the Spring. Best to negotiate when their schedules are fairly light (as is their cash flow). The old “supply and demand” adage applies here.
  • 3. Budgeting and financing. By getting a jump on your home or small business renovation project, you have an opportunity to adjust your budget and/or apply or additional financing should you find your original estimates were off.
  • 4. Treat your partner / family with a huge Christmas present. By arranging next season’s home improvement project now, you can surprise your companion and/or family at Christmas with a truly unique gift that literally keeps giving for years to come.
  • 5. An investment for this year. Although you should check with your financial advisor and/or accountant, it’s quite possible you can write off a portion of your renovation (especially if it’s for an office, small business, or your run a home-based business).

As always, you want to work with a design and build contractor who works together with you as your advocate: a company who wants more than to get another project; rather, a satisfied customer. Wo-Built is just such a design & build contracting firm.

I recently heard from an old friend of the family whose household is knee-deep in a major kitchen renovation (in fact, a back extension to their home). After making some simple inquiries, the flood gates opened and suffice it to say, I ended up "hearing all about it."

For starters, this individual said the building inspector has been essential to the project.  I asked her to clarify and she explained how he had caught several major problems in how the foundation, framing, and other work was completed, and was the one who told them they needed to be done.

You can imagine that in short order I was inquiring who they had hired to do the home addition. "Oh, a past client of mine," she replied.  Without getting into any details whatsoever about the kind of work she does and the kinds of clients she works with, let’s just say that "this guy she know" is not so much a "certified licensed contractor with years of experience," and more "someone does renos."

Okay, we all know SOMEONE "who does renos" …so what?  Is that a reason to hire them? Friendship is one thing. Acquaintance is another. A business relationship of any kind, no matter how amicable, is something else entirely…none can tell you much about the competence, experience and reliability of a general contractor. 

The costs of renovating your kitchen the wrong way, having to pay extra just to tear it down and pay again to do it right should give anyone pause to consider exactly who they are choosing to work with (and why). "Buyer beware" should be added to "if it sounds too good to be true, it probably isn’t."

And my friend with the botched kitchen extension? She wishes she hadn’t had gone with "some guy she knew" but rather, someone she trusts, respects, who she knows would have steered her to a contractor with experience and integrity. She wishes she would have called me to get referred to Wo-Built.

Five Things to Remember when Making Your Old Bungalow New Again

It is not always easy to make the move from an old bungalow to a new house, especially given sky-rocketing prices in the GTA’s real-estate market. The answer: renovate instead of moving.

Here are five tips to make sure your new bungalow renovation is the house of your dreams.

Let’s face it: there’s very little chance you’re going to move out of an old bungalow somewhere in Toronto into a stunning example of new architecture somewhere else in the city. Even with ultra-low interest rates, the economics are just not there given the GTA’s red-hot real estate market.

But why put yourself into all kinds of debt when you can increase the value of your house? Whether you want to update a builder’s bungalow or build a ranch bungalow addition, a major renovation can really raise property values by combining old and new architecture. Here are five tips to keep in mind before embarking on the project.
  • 1. Make sure it’s just a "renovation." Even if you’re effectively building a new house where the old bungalow once stood, you want to be sure structurally-sound elements from the old architecture are preserved and incorporated into the new design. This way your project will technically be a renovation and not a “new build.” Your contractor should know this.
  • 2. Be prepared for the unexpected. Old houses harbour many secrets. It’s not until walls and floor coverings are opened up that years of sub-standard handyman repairs might be revealed. Removing and/or correcting these can often add extra time and cost to your project. An experienced design and build contractor should be prepared for this and suggest a suitable contingency fund be included in the budget.
  • 3. You get what you pay for. Beware low-ball quotes that sound too good to be true, or contractors who claim they can do high-end design and build quality for bargain-basement prices. Once your old bungalow has been ripped apart, you will be in no position to renegotiate terms with your contractor, and what seemed cheap at the outset can balloon "unexpectedly." Remember: you are ultimately trying to increase the value of a house and raise property value…what you don’t want is a barn renovation (unless you live on the outskirts of the GTA, in which case a barn renovation might be just the thing to increase your property value).
  • 4. Don’t try this alone. No matter how handy you may think you are, a major renovation is almost certainly beyond anything you’ve ever tackled before. From the permit process with the city to demolition logistics and a myriad other considerations that probably wouldn’t even cross your mind, bungalow additions or rebuilds are not to be trifled with. Call a professional. You will be glad you did.
  • 5. Have confidence in your design & build contractor. It’s no use getting involved with someone you don’t "feel right" about. Remember, you will be working with this person for weeks; and, you will be living with the results of your relationship with them for years! Talk to a qualified, experienced design & build contractor who specializes in combining old and new architecture. Ask for references and follow-up with them. A trustworthy professional will always be willing to have their past work and working relationships with former clients scrutinized.
The bottom line is simple: there’s no reason you can’t update your existing bungalow (or backsplit, sidesplit, etc.) by combing old architecture with new designs to create the home of your dreams and a renovation that raises the value of your property.

Initial steps to take to turn your bungalow into a dream house mansion

You bought the tiny 600 sq ft bungalow a few years back, your family was small, room was enough. You bought the house, because you liked the neighbourhood, the right schools, the back yard was a real bonus for you.

Now, your family has grown, you need more space, the kitchen is not working anymore and everyone is getting fed up. But you don't want to move, your kids friends are here, you actually like your neighbours and you have grown attached to the back yard. Any other houses you have looked at always need work to make it your own.

So, how about adding to the beloved bungalow? Many of your neighbours have done it, so why not you?

Step 1: Family Powwow
It is important to get everyone's wish list first and to see what you want to implement. It may be that there are many conflicting needs and wishes within your family. Resolve them as much as you can prior to embarking on the design.

With other words know what you want, the design process will go so much faster.

Step 2: Beg Your Financial Institution for Money
Before talking to any designer or contractor know your money situation. Fix your budget. Don't get estimates before you know how much you can afford. Be upfront with your designers, so that they don't a palace you cannot afford or hire a design and build company that will ensure that you can afford the design and guide you through the process.

Remember you will most likely need funds to live somewhere else during the construction time.

Step 3: Planning, Planning and Glorious Planning
This is the fun part. You will sit down with a designer or a Design and Build company to create your dream house. Planning does not just involve any permit drawings, but also your finishes, where you will stay and many other things. All these issues will have to be resolved before you start construction. The advantage of having a design and build company on board at the start is that tight control is maintained on the budget.

Never design to the maximum budget, always have a 10%-20% contingency fund available.

Step 4: We Are off to the City
If you add to your existing building the chances are that you will have apply for variances for existing by-laws before applying for building permit. This will increase the design time, however it gives more time for planning. Other issues to look out for are trees on your property. The City will require tree deposits for city owned trees.

Another deposit which may be required is a road side curb deposit.

Lighting Design of a Retail Space

Design is all around us. Coming from an architecture background I look at spaces and often start analyzing them to see what makes them work or more often not. Recently I looked at the impact daylight has on the illumination of an up-market restaurant.

Let's imagine a restaurant with a store front, i.e. any passer-by can look into the restaurant and daylight can enter the building. This is a challenge during the day due to the brightness contrast between outside and inside. If the restaurant is not lit brightly enough to be seen, the space will look dark and forbidding from the outside. How often have we stood in front of a restaurant or a shop and wondered if it is open or closed. And, of course, if there is uncertainty we don't even try the door.

An up-market restaurant is a special case, since over lighting it during the day would make customers feel as if they were in a fast food environment, not very romantic and relaxing, but under lighting it would not be very inviting from the outside. Big dilemma.

Fortunately, a solution for this dilemma is simple and inexpensive. The solution is a combination of lighting and surface treatment. As the eye is automatically drawn to bright areas, the end area or wall of the restaurant has to be brightened up by using lighter colours and light fixtures that will wash the wall with light. This will give the inviting element to the space. The remaining restaurant can be kept relatively darker to create the more intimate setting. The lighting should be concentrated to shine on the tables, so that the diner can appreciate the food as we do eat with all our senses: taste, smell, appearance and even sound (just remember the crunchiness of freshly baked bread).

It is important to be able to create different light levels, as at night the contrast to the outside is reversed and it does not take as much light to sparkle. Hence in any design dimmers and selective switching of light fixtures is a must.

Lighting design is not cookie cutter and each situation need to be designed on its own merits. We incorporate lighting in all of our designs, and for restaurants and retail spaces good lighting is an absolute must. It will often make or break a space. Just imagine how much better your business would do if you created the right ambiance for your space.

A Truly Liveable Space Needs a Nourishing Colour Palette

If the above quotation by American abstract expressionist painter Hans Hofmann is considered in the context of our living spaces, the choice of colour should never be left to a complete stranger.

When Wo-Built completes a building or renovation project, they often deliver a “blank canvas” to their clients. This usually means white walls primed for interior design and finishing—in a word, colour.

So what do you do when presented with a beautifully designed space yearning for a personal expression of colour that will “feed your being” for years to come?

For starters, you might want to read-up on the psychology of colour. Don’t make the mistake of simply going with “what looks nice,” in a magazine or on a colour swatch. Our perception of colour changes over time. To test this theory, go into your closet and find that outfit you’ve only ever worn once.

Generally, colours are categorized as warm (red, orange, yellow) or cool (blue, green, violet). Warm colours enliven and are associated with higher energy, while cool colours promote serenity and tranquility. Blue is especially calming. Red and orange are said to stimulate hunger, while blue is said to curb it. Yellow can be cheerful, while violet promotes creativity, but both can get tiresome quickly.

Another factor to consider is colour combination. A monochrome colour scheme (different variations of the same colour), provides a soothing effect. A little more audacious is a colour scheme based on similar colours. A contrasting colour scheme is most dynamic, with colours appearing brighter than they actually are, and is best suited to high-activity areas like the kitchen; these can also get tiresome.

There is one more approach to consider: let your furniture and artwork be your colour! With some well-placed “accent walls” painted to draw focus and separate spaces, the rest of the space can remain just as it was delivered by Wo-Built: a clean canvas “painted” by your interior pieces; personal style.

Finally, don’t worry about impressing others with your “sense of colour.” Instead, choose a “nourishing palette” for your mind and soul. This will support a truly liveable space. Guests will respond to the positive energy of a space more than they will to a designer colour palette.

Light – the Music of Architecture

We all know that music touches our emotions. But so does light. Its use can make us feel joy, awe, it can lift our spirits, it can calm us down, it even can inspire us, it can bore us, make us feel safe or threatened or help us feel romantic. Of course there is a functional component to light, it makes us see our environment. Its level of intensity helps us work, play and function.

Lighting design is the art to produce the right light level with the appropriate emotion for the space. It would not be productive for your staff to feel compelled to dancing when entering the office or have audiences fall asleep during a drama performance, but it is important to combine interest and function in each space. Some space might be the equivalent of adagio, others allegro. Every space needs the right amount of drama.

It seems that the majority of noteworthy light comments come from either architects or poets. My personal favorites:
  • "Light is the attempt to give dreams to somebody, who doesn't have them."

  • "If the spaces we create do not move the heart and mind, then they are surely only addressing one part of their function. Lighting design was my first passion in architecture. Without light and its controls there is no architecture, no spaces, no buildings. Bad lighting can destroy spaces. Good lighting enhances them.

I believe lighting design is necessary for all commercial spaces, since in addition to the quality of the light it is also important to control it properly to save energy. But it has also a role in the home. The quality of life can be enhanced greatly by lighting in a new building, addition or renovation.

In all of our projects we offer our expertise as lighting experts to provide quality spaces using both daylight and artificial sources and their controls. Sometimes I feel like a conductor, the orchestra are the light fixtures, the sun and the daylight.

Save a bundle over the holidays using these simple energy saving ideas:
  • Cold water for laundry
  • Timers for lights
  • House temperature down
  • Full load (dishwasher / washing machine)
  • Water heater temperature down
[ V ] Do all your laundry using only cold water (unless you are sanitizing items like cloth baby diapers).

[ V ] Make sure your porch light and holiday lights are all on timers.

[ V ] Turn down the thermostat as low as you can adjust to. We keep ours at 69 degrees rather than some homes at 72, and we use each other and cozy clothes to stay warm.

[ V ] Don't run your dishwasher or your washing machine until you truly have a full load, as you'll use the same energy either way.

[ V ] Turn down the temperature of your water heater. Wait an hour. Stand at the tap; let the water reach it's hottest point, and test it with your finger, carefully, and then your wrist. If it's too hot to bathe in, why waste energy and money heating the water that hot, only to have to cool it down. Instead, lower your water heater temperature until the hottest temperature you can get from your taps is just perfect for bathing or showering, without needing to cool it down.

Having just attended the Kitchen & Bathroom Update at the Homebuilder & Renovator Expo in the past week, we had the opportunity to see some of the latest trends coming out of Europe, and how they are influencing kitchen designs in the North American market. What we saw were kitchens that were very utilitarian; almost on the verge of an office space design. Some kitchen appliances such as fridges seemed to be conspicuously missing, but the fact was that they were now being hidden behind cabinets and walls which gave kitchens a very open look. Other design elements that were seen were floating shelves and lots of base cabinets which were in keeping with the open concept. Countertops and islands were sometimes stacked with other countertops of different thickness giving them an asymmetrical look. And the kitchen colors that were predominantly used were cream, white (it seemed to be everywhere) and gray. Stainless steel was still a big design element and was seen quite often in the designs.

In North America, where kitchens are somewhat larger and are more traditional in their styles, designers are doing what is called transitional styling. They are taking some of those modern European design elements and mixing them with our more traditional styling to come up with some very unique spaces. All in all it was a very inspiring seminar, and one which gave us lots of wonderful ideas to create kitchens with innovative design elements and still retain their functionality.

The Fun and Usefulness of Real Architectural Models

With user-friendly computer-aided design (CAD) and 3D computer modeling programs easily available for use (and not just for the professional) why build real models?

For once, they are great fun to build. But time is money; as a business fun is not a great selling point. Hence: they are still extremely useful as a design tool for studying possible problems such as day lighting (or the lack of it), wind forces, aesthetic proportions and structural stability, to name but a few.

A computer modeling is still only a picture and in terms of determining scale and depth perception a physical mock-up is still better in bringing the space alive. It can be touched. It can be put into daylight simulators and wind tunnels. It can give a higher comfort level in the design. It mitigates risk. Once the project is built, changes are very difficult with large cost implication. A model avoids disappointments and creates realistic expectations.

Usually the physical environment is replicated in a scaled version. But if it concerns a component in an interior renovation, such as shelves, furniture or cabinets and the concern is access or ease of circulation, full scale working replica are useful.

There are two different types of models – a presentation one which is very detailed, pretty and realistic or the working model which is less detailed, usually not pretty, and often quite rough, made out of foam or card board but shows the issues which are under investigation.

As a design firm we frequently use working models to check or explain aspects of our projects which are special features, unusual geometries or help our clients with their visualization. It gives us and the client a piece of mind and, though an additional design cost, in the long run will save time and money.

Where Does One Get Good Ideas from for Innovative Design?

Nature is a great inspiration for innovative design – it even has a name: biomimicry. We are not suggesting that all innovative design ideas come from this concept, but looking at nature can be a start. Many plants, animals and their housing have evolved to maximize their suitability for their environment and their function. By transposing some of the principles to our designs we can again push the envelope.

OK, looking at the field of grass and dandelions might not inspire immediate great structural design ideas, but what about the colour choices? And by applying technology – in this case pixelization – another world of imagery is created. All we are suggesting is that we open our eyes to our environment and recognize possibilities.

Another way of looking at innovative design is to use established architectural design ideas in a new fashion. A lot of the "new" green design ideas principles, such as fresh air ventilation, heat sinks and water features for cooling have been around for centuries. The use of technologies such as air-conditioning and fossil fuel heating enabled at least for a short period of time a convenient and efficient alternative. Now we are looking at combining both principles to save our environment. This makes for interesting buildings.

The limiting factor for innovative design is often imagination and the will to create something interesting and unique. Designers and clients both have to be willing to step out of their comfort zone and be courageous.

Renovations and Recession

We all know that in a recession the real estate market will become a buyer’s market; there may be blips of buying activities, but by and large the seller is at the mercy of the buyer. Hence, if you can, the prudent and smart move is wait out the recession and then sell. And this is the perfect time to upgrade your home at a leisurely pace.

As we have said before on our forum, the main areas of improvements and the ones that will get you some of the highest returns on your investment are upgrades to your kitchen and bathrooms. My favourite is the kitchen as there are so many possibilities, from the inexpensive to the opulent. An inexpensive upgrade (often below $10,000) is to paint the kitchen cabinets, update the work top and change sink, faucets and backsplash. This modest change will modernize and "contemporize" your kitchen’s appeal and increase the value of your home.

A more expensive, but still affordable way is to change the cabinet doors instead of painting them. However, you will have to take into account the number of doors and the condition of the cabinets and it might be more effective to change the cabinets entirely. This also allows improvements in the design. A very popular style is the Shaker kitchen and most manufacturers will have a version.

Of course you don’t have to stop at the kitchen. It is very trendy at the moment to have an open concept where kitchen and living area is integrated to various degrees. We can also talk about kitchen islands…. maybe larger kitchens with more cabinets making a greater impact on the potential buyer. In this case the cabinets are all replaced and this is the perfect opportunity to donate your old cabinets to charities (follow this link to find charities in your area that accept building material donations).

With the home renovation tax credit in place that is good for one year, more people will be looking to renovate their homes for either resale or just to take advantage of the tax credit while it is in effect. We just came across an interesting reading for anyone thinking about a kitchen renovation with a few tips to get you started. Most experts agree that if you are only going to update one room in your home, the kitchen will give you the most bang for your buck when it comes to resale value. The return on any home renovation investment will vary depending on your location, market conditions and a host of other factors.

Whether you want to freshen up the look of your kitchen for yourself or to put your home on the market, these ideas can help you achieve an updated look without undertaking a costly renovation:

Tip #1: One word: Paint. Outdated wall colors and chipped paint will make any room look drab and unkempt. The great thing about painting a room is that it is an easy and inexpensive fix. A new coat of paint in an appealing color will give any kitchen an instant update and make a major impact even if it is the only change you make.

Tip #2: Refurbish instead of replacing cabinets. Brand new cabinets make a beautiful addition to any kitchen, but are also a costly investment. If your cabinets are in good condition, you may consider painting, refinishing or re-facing them with new doors and drawer fronts rather than replacing them. Any of these projects will require time and work, but will give your kitchen an updated look and feel. Finish up with new hardware on all cabinets and drawers, and your kitchen will emerge with a fresh new style for a fraction of the cost of new cabinets.

Tip #3: Replace an outdated sink and faucet. Replacing an outdated sink and faucet is a relatively simple upgrade that is also easy on the wallet. If your sink is in good shape, you can spend even less by only replacing the faucet. Be sure to coordinate a new sink and/or faucet with the rest of the fixtures in the kitchen such as light fixtures and cabinet hardware. Mismatched metals such as a brass light fixture and chrome hardware makes for a less cohesive look, and a streamlined appearance is a major goal of a minor kitchen remodel.

Tip #4: Patiently seek out great deals on appliances. Saving money on appliances can be tricky. Scratch and dent warehouses are a great place to begin your search for deals on kitchen appliances. While those with obvious damage should be avoided, these warehouses can be the perfect place to find appliances with minor blemishes.

Be a savvy shopper when looking for appliances. Major holidays such as Memorial Day and Labor Day are popular times for big sales, and may present opportunities to find discounts. Ask salespeople if there is room for negotiation and if any sales are coming up. Find out if there are any floor models or discontinued models from last year. Seeking out energy efficient appliances is a great way to save money for the long haul.

When considering a kitchen renovation it’s important to be in the know about what the current trends are. In the following few weeks Wo-Built will look at some of the emerging trends this season so that your kitchen can be as fashionable as it is functional!

4. Kitchen Lighting Trends

The proper lighting in your kitchen can also make a big statement. Recessed lighting is a good foundation for general lighting but a kitchen can require a lot more depending on its design. Under-cabinet lighting may be needed to increase its functionality. One might also consider some form of accent lighting or mood lighting. If your kitchen has the proper lighting it can set the tone of your kitchen by making the atmosphere more inviting. Should you choose to exhibit some artwork in the design of your kitchen, suitable lighting would be needed to display it in a favorable light (no pun intended). Being creative when designing your lighting plan can make a big impact on the overall design and mood of your kitchen.
