How About a Design Competition? Design Your "Dream House"

I would like to talk about a new idea we are toiling with at the moment.

We created the "Dream House Assessment" that helps the home owners to communicate their ideas of an ideal renovation and home; hence over the last year we had a lot of time to think about what a "Dream House" is. People spend a lot of money to have additions to their homes, but the situation, the existing house and the bylaws often result in constraints. So, do we really achieve "Dream Houses" or are we falling short?

My idea of a "Dream House" consists of a large greenhouse with living quarters and office space attached. Our supervisor’s idea is to have a tree house. One of our staff considers a condo her "Dream" environment. We all have stories to tell, why we have these visions of a perfect home.

Hence we are thinking of having a design competition which explores the concept of the "Dream House". And we are interested in hearing the stories about them.
Over the next few weeks we will announce the rules for the completion and there will be a price, a photo op and a byline at the end of the competition. So stay tuned.

In previous posts we have been an advocate of families staying within their existing communities rather than moving to new ones since established communities can give stability, help and security. But of course we understand that sometimes more space is required. Adding a second storey or a rear addition is the next consideration. However, adding to the building often only becomes an option if the cost of the addition is in line with buying a bigger house in move-in condition. Hence we looked hard at providing families with an offer that makes adding a second storey affordable.

Today is our launch for our ValueXeptional Classic Second Floor Model, a fast track 2nd floor addition initiative that combines cost effective return on investment with innovative design.

After having looked at the GTA housing stock for the last few years we noticed the amazing similarities in bungalow design and we were able to develop a typical second storey floor plan that takes into account the increase home value potential.

2010 - Year of Achievement
2010 was a challenging year for many businesses, but somehow, it still became a year of achievement for Wo-Built Inc. and we did find things to celebrate. We moved to a bigger and better office space (with windows!) in a wonderful neighbourhood, we were creators of WoBinna & Friends our anime, and we finished some exciting home addition projects just to name a few of our achievements.

2011 – Year of Expansion
We have some great ideas for 2011: more WoBinna, new services, lighting design, more mentoring initiatives, and more innovative green design projects including a modern greenhouse, green roof or a geothermal development. We are going to redesign our Dream House Assessment process and put it on our website. We are going to start our design workshops again as we have this lovely office in the Corso Italia area - great shops, great restaurants, check it out.

As the festivities of the Christmas season wind down and we say good-bye to the old year, we start to look forward to what 2011 will bring us. We'd like to remind you that now is a good time to start planning that home renovation that you have been thinking of. You may have been putting your Christmas decorations away and thought it might be a good time to refresh your home by renovating a kitchen for instance, or you may have already been thinking of a bigger renovation or addition to increase the space in your home before all the festivities began.

Wo-Built Inc Home Maintenance Plan: How It Works to Your Advantage

How would a Wo-Built Inc home maintenance plan work to you advantage?

As with Wo-Built’s "Your Dream House" Program every home maintenance client starts with an assessment of their entire home. The following describes our maintenance process using a hypothetical scenario of the problems we might find in a turn of the century or early 1900, 2-storey home.

We start with looking at the exterior and record all areas that need repairs, that are overdue for maintenance and which can benefit from a home improvement. In this hypothetical example we have identified the following problems:

• Two windows need to be repaired due to severe weathering. The wood on two of the windows has rotted over the years, but the home owner does not want to replace the windows.
• The front steps are cracked;
• The porch area needs painting;
• The rear storm door or screen door is badly warped and a little torn;
• The roof needs re-roofing;
• Gutters are clogged.

After having identified all the items on the outside of the house we proceed to have a look at the interior.

• Minor repairs are required – the railing on the stairs is loose and some doors do not close properly;
• The bathrooms need new grouting and/or caulking;
• The ducts have not been cleaned for a while.
• The kitchen plumbing needs to be upgraded. The kitchen is dated and in need of refurbishment, but in discussions with the home owner it is decided that the kitchen is not a priority.

The home owner signs up for maintenance package #1, the package would include 3 hours every 6 weeks for a total of 27 hrs. The start date is April, the maintenance visits run for one full year and break down as follows:

• April 15th – cleaning of gutters accessible from a ladder;
• May 27th – repair of windows, i.e. cleaning off the rotten wood, replacing outside casements, painting and caulking. In this example the time estimated at the outset is 6 hrs. As the owner opted to pay for 3 more hours, both windows can be repaired at the same time. Otherwise the repairs might take two visits. Materials such a wood, paint and caulking are also extra.
• June 17th – bathroom caulking and grouting. Also, caulking in the kitchen and the plumbing for changing a faucet. Faucet, grout and caulking are an extra charge.
• July 29th – painting of the porch. Estimated time required 9 hrs. As the owner opted to pay for 6 more hours the painting of the porch can be finished all at once. Paint is charged extra. This work could be eligible for tax credits.
• September 9th – minor repairs such as storm doors and internal repairs that the owner wanted to have done, i.e. a new shelf put up in the kitchen.
• October 21st – cleaning of gutters again as gutters should be cleaned twice a year. This ensures that water is kept away from the building, making water ingress more difficult.
• December 2nd – cleaning of ducts, changing furnace filters and minor repairs;
• January 13th – minor repairs;
• February 24th – the final visit for this years maintenance plan and a few more minor repairs.

The front steps that needed repairs could be moved into next years maintenance plan or fitted in as an extra during the present year. We would also get three quotes for the re-roofing of the roof.
